Our expertise in community development merits its own discussion. We have significant experience representing banks, CDFIs, other lenders and borrowers in tax credit and tax-exempt bond transactions. That includes structuring, documenting and closing acquisition, predevelopment and construction loans made in anticipation of being refinanced with new markets tax credits and tax-exempt bond financing, as well as leverage loans, bridge loans and construction loans made as part of larger new markets, historic tax credit and low-income housing tax credit financings. We have closed numerous tax-exempt bond transactions where our clients have provided letters of credit, served as bond purchaser in private placements and provided construction-period financing. Our experience and expertise have contributed to the building and rehabilitation of affordable housing projects, charter schools and other educational facilities, community health centers, performing arts centers and artist studios, grocery stores and numerous other projects that have a direct impact on economic development and community revitalization.
