Heidi A. Hansan

Heidi concentrates her practice in the representation of national, regional, state and community banks, community development lenders including CDFIs, and other financial institutions primarily in the areas of affordable housing, community development, healthcare lending and commercial real estate finance. Her experience includes transactions focused on neighborhood revitalization, economic development, housing and education. The structure of these transactions range from traditional commercial financings that include acquisition and construction loans, commercial real estate and asset-based loans and bridge financing, to specialized financings that utilize low-income housing tax credits, state and federal historic tax credits, new markets tax credits, letters of credit and other forms of credit enhancement.

Throughout her career Heidi, has handled transactions throughout the United States and has worked on projects that include the financing of multi-family housing, charter schools, community health centers, skilled nursing and assisted living facilities, hotels, “makerspace” and other incubator projects.

Heidi frequently works on transactions involving multiple sources of financing and co-lenders, and one of her key strengths is the drafting and negotiating of subordination agreements and complex intercreditor agreements. Heidi has also documented and closed some of the first “Pay for Success” transactions in the country.

Heidi prides herself on responsiveness, attention to detail, and delivery of superior client service. She has deep and long-standing client relationships that have resulted from her commitment to understanding her clients’ interests and objectives, not just their immediate legal needs. She loves doing deals but is driven by building relationships.

Heidi earned a bachelor’s degree from the University of Notre Dame, magna cum laude, in 1991 and earned a master’s degree and law degree, both from Emory University, magna cum laude and Order of the Coif, in 1997. Before joining Macdonald + Macdonald, Heidi was a Principal at Miles & Stockbridge P.C.
